# Insufficient Attention given to Non-Residential Areas

## Issue Description:
- The attention given to the design various parts of the building in descending order is as follows:
1. Façade and looks of the building
2. Livability of the Units
3. Serviceability of the Building - Basement, Garbage rooms etc
4. External Areas including landscaping and junctions between the building and the public thoroughfare.
5. Utility of Commercial Shops (in mixed use examples)
As we go down the list, the level of detail is less and less which leaves more scope for the builder to start making there own decisions.
If too much of this takes place, the cumulative effect can result in some ugly decisions which compromise the design and presentation of a project.
We go from **Design & Construct** to **Delete & Compromise**
## Actions to Prevent this Issue:
- [ ] Project Manager shall check that Architect has attempted to resolve as much of the design as possible.
- [ ] Architect to ensure all areas of the building are designed and that the intent is clear.
- [ ] Project Manager to instruct builder that if they construct work that has not been approved, they may have to replace it and we will not accept compromises to the design intent of our projects.
- [ ] Architect shall review all junctions with the public domain and allow for floor finishes to these areas.
